This page is for families targeting Primary 1 registration in a popular MOE school. The 1km catchment rule is decisive: Phase 2C (the open ballot for any Singapore Citizen child not already linked by sibling, alumni, or volunteer status) gives priority to children living within 1km of the school, then within 2km, then 2km+. For oversubscribed schools (Nanyang Primary, Henry Park, Rosyth, Tao Nan, Pei Hwa Presbyterian, Ai Tong), the 1km cut is often the only way in.

The 30-month rule: MOE requires the family to live at the registered address for at least 30 months from the date of P1 registration. Buying a property the year before registration is risky — there's a small window where you must commit to living there for 2.5+ years post-P1. Plan ahead; this isn't a last-minute strategy.

How to verify catchment: use MOE's official "School Finder" tool (search "MOE school finder"; we mirror the catchment overlays on our School Proximity Map). The 1km perimeter follows straight-line distance from the school gate — confirm to the metre, because a 1.02km address gets bumped to the 2km band and loses priority.

Premium ranges by catchment: properties inside the 1km zone of top-tier schools typically command a 5-15% PSF premium over equivalent units just outside. Bukit Timah (D10/11) for Nanyang and Raffles Girls', Bukit Timah/Holland for Henry Park, Serangoon (D13) for Rosyth, Marine Parade/Katong (D15) for Tao Nan, and Bishan (D20) for Catholic High are the bidding-war hotspots.
