Freehold or 999-year tenure for multi-generation transfer; lease-decay risk-free.

This page is for buyers acquiring freehold (or 999-year) tenure for multi-generation transfer. The thesis: freehold has no lease-decay drag, no CPF-usage cap, no SLA top-up risk, and can be transferred to children intact decades from now. The trade-off: freehold commands a 10-15% PSF premium over equivalent 99-year leasehold in the same district (URA caveats consistently show this spread).

Where freehold supply concentrates: the prime central districts (D9, D10, D11) have the highest concentration of freehold private residential, reflecting their pre-leasehold-era development. The CCR cluster + freehold premium = expensive entry. D15 (Marine Parade / Katong) and D21 (Upper Bukit Timah / Clementi Park) also have meaningful freehold pockets. OCR districts (D17 onwards) are predominantly leasehold.

The math vs. 99-year leasehold: over a 30-year hold, a 99-year unit purchased at year 0 will have 69 years remaining when sold — already past the CPF 60-year threshold and entering the lease-decay zone. A freehold unit at year 30 still has freehold tenure — no decay drag. The 10-15% upfront premium can be recouped through resale value preservation, but only matters for genuine long-horizon holds.

999-year is functionally freehold: 999-year lease properties (mostly D9/D10/D11 colonial-era developments) trade at freehold prices in the resale market. CPF and bank financing treat them as freehold equivalents (CPF Board guidance).

Estate planning considerations: property held jointly by spouses passes automatically to the surviving spouse on death (Joint Tenancy). Properties held as tenants-in-common pass per the will and form part of the estate (subject to Inheritance Act intestacy rules if no will).
