Singapore District 10: Ardmore, Bukit Timah, Holland Road, Tanglin — Condo Area Profile

District 10 is served by Holland Village MRT (Circle Line, CC21), Farrer Road MRT (Circle Line, CC20), Botanic Gardens MRT (Circle / Downtown Line interchange, CC17/DT9), and Stevens MRT (Downtown / Thomson-East Coast Line interchange, DT10/TE11). The future Cross Island Line — expected to open its central stretch in the early 2030s — will add further connectivity to this corridor. Ardmore and Tanglin remain car-dependent micro-pockets; most residents there keep a vehicle.

District 10 is predominantly freehold or 999-year leasehold — the legacy of colonial-era land grants in the Bukit Timah and Tanglin belt. Freehold land does not depreciate due to lease decay, offers stronger collateral for refinancing, and historically commands a 10–20% price premium over comparable 99-year leasehold units in the same micro-location. Some 99-year leasehold projects exist along Holland Road and near Farrer Road, typically at lower entry prices.

Since April 2023, foreigners pay 60% Additional Buyer's Stamp Duty on any residential purchase in Singapore — including District 10 condominiums. On a $3M unit, that is an additional $1.8M in stamp duty alone, on top of 4% Buyer's Stamp Duty. URA data shows foreign purchases in the CCR fell from roughly 50 transactions per month before April 2023 to approximately 13 per month afterwards. Certain nationals under FTAs (Americans, nationals of Iceland, Liechtenstein, Norway, and Switzerland) pay the same ABSD rates as Singaporean PRs.

Nanyang Primary School (SAP bilingual programme, 390 annual vacancies) is arguably Singapore's most competitively sought primary school address. The within-1km catchment — which improves Phase 2A(1) registration odds to roughly 1.2:1 vs the Phase 2B open ballot at 2.5:1 — runs through sections of the Bukit Timah corridor. Studies consistently show a 5–15% price premium on condominiums within the 1km ring compared to otherwise comparable projects just outside it.

En-bloc risk in District 10 is a double-edged consideration. The district has several ageing freehold developments — some built in the 1970s and 1980s — on large land parcels that would attract developer interest. However, successful en-bloc sales require 80% unit-owner consent (90% for developments under 10 years), and freehold owners in prime districts tend to be wealthier and less motivated by replacement cost alone. For buyers, a potential en-bloc with significant land value upside can represent a windfall; for owner-occupiers with school-zone dependencies, displacement risk is less welcome.

Based on URA REALIS transaction data (as of 2025-Q4), a 2-bedroom unit (approximately 700–900 sq ft) in District 10 typically transacts between $1.75M and $3.2M depending on sub-area, tenure, and age. The Bukit Timah corridor and Holland Road catchment cluster between $1.75M–$2.5M; the Ardmore / Nassim / Tanglin enclave starts at $2.8M and quickly scales beyond $4M for newer or boutique freehold developments. Add BSD (roughly 4% on the first $1.5M, then scaled bands under IRAS's schedule), legal fees (~$3,000–$5,000), and agent commission if using a co-broke arrangement.
