This is an anti-fit page. Read it if you're considering a property that's beyond walking distance to MRT (over 1km) AND you rely on public transit for daily commutes. The combination is a serious daily-life friction.

The math: at 1.2km from MRT, a walk takes 15-18 minutes. Add 5-7 minutes waiting for a bus (Singapore's frequencies are decent but not guaranteed), 10 minutes on the bus to the station, and you've turned a 7-minute walk-and-go into a 30+ minute multi-leg commute. Compounded over a 5-day work week and a 10-year ownership horizon, that's roughly 1,250 hours of extra commute time — 52 full days.

Singapore-specific factors:

  • Weather: walking 15+ minutes in tropical humidity is sweaty work. Sheltered walkways don't extend to most non-MRT-adjacent properties.
  • Bus reliability degrades during peak demand and weather events.
  • Many bus routes terminate at the nearest MRT interchange — adding a transfer.
  • Grab / Gojek backup costs $8-15 per trip in peak — adds up to $200-400/month if used 2-3 times a week.

Who can ignore this warning: car-owning households (see Car-owning households) where MRT is irrelevant to the daily commute; WFH-only workers (see WFH / hybrid workers) where commute is rare; retirees and empty nesters where workday transit isn't the daily reality.

Future-state nuance: some currently MRT-distant locations have planned stations on the Cross Island Line (CRL Phase 1 2030, Phase 2 2032+). Punggol Coast, Aviation Park, Tengah, Bayshore — these locations are "MRT-distant today, MRT-walkable in 5-8 years." Buying ahead of the line opening means accepting current commute friction. Verify the LTA's official line schedule before assuming a station will arrive.

If you proceed anyway: ensure the property has good arterial road access (PIE / CTE / ECP) so car / Grab commutes are fast; check bus route maps for direct connections to MRT interchanges; and budget Grab fallback into your monthly outgoings.

This warning does NOT apply if you're in MRT-walkable commuters territory (under 500m walk).
